In a secluded nature spot with good access to all the countryside, with a rustic property having an area of 6.375ha.

There is an urban property, known as Monte do Corujo, with an area of 150.05m2 in an old, single-storey building, made of mud and straw tiles, which needs major renovation.

The property is located in a gently undulating area, typical of the undulating terrain visible from the access to Cercal do Alentejo.

The building is located on the highest part of the land with panoramic views of neighbouring villages, e.g. São Bartolomeu da Serra, and dominates its surroundings. This central location of the building on the plot, allows maximum distance from the edges, guaranteeing the greatest privacy and tranquillity, with absolute silence in the existing nature.

The existing building is used for housing and agricultural support and was built before 1951. It could be restored and extended using traditional materials, bringing it up to date with today’s comfort requirements, for residential use or TER-Tourism in Rural Areas, in the desired style, which we suggest is country houses. A new, extended building could be built for the same uses, in an architectural and functional solution that could be made feasible in a Preliminary Study, with the Licensing Entities before the purchase and in accordance with the wishes of the interested party in co-operation with the seller. We would also like to inform you that in a fold in the geometry of the land, another new-build dwelling could be built underground, with natural green roofs, perfectly integrated and adjoining the natural terrain and the vegetation that exists today in the immediate surroundings, with maximum plastic quality and comfort in a modern architectural solution, preserving for those who arrive at the land, the vernacular impact of the traditional language of Monte Alentejano, which can be preserved as mentioned above and proposed in the photos, untouched and tranquil.

The entire perimeter of the land is fenced off, with a new fence made of tall treated posts with strong sheep netting and wire. It has a large galvanised and painted iron gate with two reinforced concrete wing walls with zoomorphic motifs marking the entrance.

On the land there is a stone well, where the water has never dried up, having been used for many consecutive years by two shepherd brothers who owned a large herd of goats, who live in the neighbourhood. It has a masonry reservoir tank at ground level to store water for irrigation. It also has a borehole about sixty metres deep, with a photo of the day it was opened.

On the land, there are cork oaks with cork and lots of cork oaks growing, olive trees and ash trees that have been planted in a more humid area, as well as a few stone pines. There are two tall Washingtonia palm trees planted on the site so that when they grow up they will mark the spot from a distance in the middle of the cork and holm oak forest.

The most suitable solution for power supply is photovoltaics. Already proven for its reliability and voltage stability, which avoids equipment breakdowns, it consumes alternating current at the usual voltage of 220 Volt, given the ease of production and given the high solar radiation that exists on the site and throughout the year and given the relatively low consumption needs for residential uses, lighting and sockets, even with hairdryers and toasters and to have pumping to raise and pressurise water for consumption and irrigation. However, with e-Redes, the former EDP distribution company, it is possible to pay for the construction of a dedicated low-voltage aerial line to supply the site with electricity for stronger or industrial uses, such as welding machines or others, which are not seen as necessary.

The surrounding area is dominated by large estates; Courisca, Abrunheira, Serva, where forestry and livestock farming with cows predominate, except for one nearby, about half a kilometre away, where a wealthy family from Lisbon, with many children and a traditional building, uses it seasonally for holidays and weekends, valuing a balanced relationship with nature and maintaining the tranquillity that comes with being relatively close to Lisbon.

The internet and telecoms network has a strong signal on the ground.

The site has good access via gravel roads with berms for gravity drainage of rainwater, which allow close connection by tarmac road to the reservoirs of various dams in the area and to the villages of São Domingos and São Bartolomeu da Serra and the city of Santiago do Cacém; a city that has all kinds of commercial and service facilities. Ditto the beaches on the Alentejo coast of Milfontes, Porto Côvo, Melides, Tróia and the Algarve, as well as the deep Alentejo of Beja and Mértola. Don’t forget that the Southern motorway is relatively accessible from Grândola to the Algarve, where it takes around an hour and a half to reach Lisbon at moderate speed, as well as the cultural and commercial hubs of Évora, Aracena and Seville via the Serpa and Ficalho roads.

It is located close to Portugal’s largest annual cheese fair in Serpa, which takes place every year on the last weekend of February.

 

And it’s free of motorbike rallies and other polluting activities in the greatest privacy because, apart from its location inside a large tract of land that can’t be travelled on because it’s a large private estate, non-stop circulation isn’t actually possible because it has fences to limit cattle grazing areas, and on the public footpaths there cattle gates, which do nothing to facilitate these continuous-flow activities where the practitioners don’t like to stop or dismount, and end up getting discouraged and preferring to do it outside the area. A visit to the site is in order.

Finally, we would like to inform you that the sale price is negotiable, depending on the Feasibility Studies, if the interested party wants them, eliminating all risk and guaranteeing that you will be able to materialise what you idealise for the site. The same goes for any licences after the C/V deed, because the owner has the qualifications to draw them up, everything to meet the investor’s wishes and certainly depending on the method of payment because, as it is a rustic building, it has a low asset value that there is no need to increase. Nor are there any problems of preference on the part of the neighbouring properties because there is an urban one. Finally, it should be noted that there will be no property brokerage involved in this sale because everything will be dealt with directly between the investor, the interested party and the owner.
