B&B with 3 guest bedrooms, owners accommodation & land with 2ha
Property Description
The Fidalga is a large two-storey house located in the historical village of Linhares da Beira. The house consists of a lounge/dining room (reception), living room, kitchen with dining area, 3 double bedrooms and 4 toilets. It has a balcony, terrace with open views looking out over the valley and the castle of Linhares da Beira. Currently relies on mains power for electricity. Central heating runs off a pellet boiler and/or fireplace with a stove. Hot water is heated with electric, solar panel and the pellet boiler. The building also has mains water supplied however the owners have never had to use it as it has its own independent water supply system sourced from various locations on the property.
Fidalga has been running successfully as a fully licensed bed and breakfast since 2014 (9 years) and has received top reviews on Google and TripAdvisor. Fidalga has 3 private rooms that are rented out. Each room comes with it’s own private bathroom and has its own private entrance from the exterior of the building. Each room also has direct entry to the downstairs area of the house where guests can access the lounge, dining room, large kitchen and bar area.
There is also an upstairs area that the current owner had anticipated creating their own self contained living space, so it has all the necessary plumbing and wiring etc to meet that criteria, but for now has been left as an open space that can be renovated and furnished in whatever style suits the new owner. The place comes fully furnished, as can be seen in the photos. The downstairs area is wheelchair accessible.
The house sits on a piece of land that is around 5,300m2. Fidalga can also be easily adapted for family housing should there be no interest in this premise as a business and rather as a family home. There also exists the possibility to build another building on the same land as Fidalga of up to about 180m2.
Across the road is 20,000m2 (2ha) of land with its own water source that is available at an extra cost should it be of interest to the purchaser (photos included). On this land there is a barn with an area of about 40m2 that has been approved for building into a habitation and with permission to extend upwards (but not sideways), effectively doubling the footprint. The land is comprised of over 600 established fruit producing trees comprised of over 200 olive trees producing generally between 250-300 litres of olive oil per year. It also has almonds (over 100), walnuts (over 100) and mixture of other fruiting trees (apple, pear, fig, cherry, persimmon, apricots and peaches). It also has a maintained vineyard which the owner estimates can produce anywhere from 100 litres depending on conditions. This land is also fully fenced which makes it suitable for integrating sheep or any other suitable livestock that can be used to keep the land grazed.
