Property Description

This gem of a property is a fully off-grid 1.4ha farm featuring a renovated and extended granite farmhouse. All works were approved and completed with the local council and supervised by a local architect. A full project was submitted and approved with a fully legal and licensed habitation certificate.

The 2-bedroom farmhouse is renovated with great attention to detail and comfort. Granite stone walls provide natural insulation, with additional high-spec insulation in the roof, floors, and new extension walls. Structural timber is imported French chestnut. New aluminium double-glazed windows and doors are installed.

The ground floor includes a large open-plan kitchen and living area (12m x 5.5m). The living room is 5.35m x 5.80m; the kitchen is 5.50m x 5.70m. From the kitchen, there is a 3.50m x 2m pantry. A short corridor (2.20m x 1.20m) leads to a bathroom (2.10m x 3.20m) with a walk-in shower, toilet, bidet, and sink. The ground floor bedroom is 3.40m x 3.65m with a garden view.

Upstairs features a multipurpose space (5.65m x 3.00m) and a bedroom with roof window and bathroom (1.85m x 3.50m) including bathtub, walk-in shower, toilet, and sink. The house includes two Norwegian Jotul wood burners, and the upstairs bedroom is heated via the burner flue.

5G internet is available via router. Five external CCTV cameras connect to Wi-Fi for remote monitoring.

The house runs entirely on electricity: induction hob, electric oven, and Wi-Fi-enabled Ariston water cylinder. A large solar system includes 15 panels (7kW peak), 17.5kWh lithium battery bank, two 5kW inverters, and Wi-Fi control. All Victron components were professionally installed.

Domestic water is provided by a licensed borehole, tested and filtered with a 3-stage filter system and UV light for drinking. Sewerage is managed by a licensed septic tank per architect design.

The farm has 149 olive trees yielding over 60 litres of olive oil from partial harvest. Managed for 4 years under permaculture principles with no chemicals. Fruit trees include almonds, fig (22), prickly pear, strawberry trees, apples, pears, plums, citrus, and grapevines for winemaking.

The land is fully fenced with two access gates. Near the house is a support building with rooms: water storage and filters, solar battery room, workshop, and a high carport suitable for a camper van. A separate open shed was used as a stable, with a 20,000-litre water tank, space for vegetable garden, and metal greenhouse structure (cover stored). Another shed (5.00m x 4.65m) is used for storage.

Irrigation water is sourced from the borehole and a refurbished, concrete-lined well. There are two seasonal ponds, swales, bunds, and a new underground pipe system. A 20,000-litre concrete tank and 5,000-litre poly tank store water for irrigation.

A wooden guest cabin (6.00m x 5.00m) with basic kitchen and appliances includes a bathroom (2.00m x 1.65m) with shower, toilet, and sink. It has double-glazed windows, insulated walls and roof, and is connected to borehole water and main electricity. It features a vermicompost flushing toilet and a gas boiler for hot water.

The property is located 1.5km from Aldeia do Bispo village (15 min walk) and under 10 minutes from Penamacor and Auchan supermarket. Castelo Branco is 52km away.
