Property Description

Explore this unique land opportunity located next to the Arcês River, just a few minutes’ walk away and 10km east of Abrantes in Santarem.

The total area officially measures 5,440m2,  though personal surveys suggest it could be closer to 6,000m2.

The land is partially sloping with a combination of woodland, meadow, and a 500m2 agricultural terrace. There are several flat spaces and a large, easy-to-use terrace.

Land Features:

Topside Area: Space for vehicle parking and larger tents or semi-temporary structures. Access is via a typical rural track; a 4×4 is recommended during rainy periods.

Potential Uses: Ideal for eco-tourism, agricultural projects, nature activities, or an off-grid retreat.

Access: Rural track with a short, steep section; close to travel networks and villages.

Nearby: Approximately 20 minutes’ walk or 5 minutes’ drive to shops and cafes in Mouriscas. The historic town of Tomar is a 30-40 minute drive, and the coast near Nazaré is around 2 hours away.

Water Sources: Includes an original spring with stone watercourse structure and potential for a new borehole. Underground water is available at 40 to 80 metres depth. There is a rainwater harvesting system in place,  using channels and piping, with potential to add several 1000 litre tanks.  There is one 1000 Litre tank onsite that I can include in the sale as well as any pipes.

Land Zones:

Sloping Meadow Area: Features boulders and flat spaces with views of the River Arcês valley.

Agricultural Terrace: Around 500m2 with large stone retaining walls and plum trees.

Wooded Hillside: Contains cork, oak, and hawthorn trees, with space for small cabins and seating areas.

Additional Details:

Fruit Trees: Includes plum, olive, fig, quince and grapevines.

Wildlife and Plants: Various wild plants and herbs are available year-round.

There is only a compost toilet at the moment and many steps I added to connect the upper and lower parts of the land.

Materials: There are materials onsite such as irrigation piping, corrugated iron and reusable wood if needed,  they can be removed if not wanted by the new owner.

Regulations: Non-native trees cannot be planted, but fruit trees and vegetables are allowed.

Nearby Amenities:

The area is crisscrossed by the GR national hiking routes.

Mouriscas: Weekly market, post office, cafes, and shops. Direct trains to Lisbon and Castelo Branco.
