This property is set back off a very quiet lane, 0.5km out of the village of Aguda where there are little shops, a mini-market, chemist, cafés, etc. Figueiró dos Vinhos, a very nice small town with a great open air Saturday morning market is 12km away.

There are 2 stone buildings in need of total renovation. One has a footprint of 38m2 and is pretty much covered by brambles and the other has a large footprint of 137m2. They were built in 1777 and still have excellent thick stone walls.

Mains electricity and water are both on site.

The land is totally flat, compromising of a big arable field (8,500m2 / 2 acres), with some woodland to one side and at the bottom.

For irrigation there is an excellent water mine that provides a huge amount of spring water. The mine is just off the property and is communal for this property and two others. There are no houses on the neighbouring fields and any agriculture was abandoned years ago so at present no one is using the water.

On the field are a fair few olive trees in need of some pruning and cleaning, and to one side and at the bottom of the land is some woodland with very nice big chestnut, oak, cork oak and wild cherry trees.

With the buildings renovated and the land cleaned this will make a great smallholding.
