A large, modern, 3 storey house 1km from the village of Graça where there are café-bars, basic shops, a primary school and doctors. 7km from the small market town of Pedrógão Grande.

The house has 3-phase mains electricity, mains water, and a borehole for irrigation. There are 2 septic tanks - one for the house and one for the outbuilding.

On the ground floor is a patio, a garage, a very nice wine cellar, a kitchen, and 2 store rooms - one of which contains the oil deposit etc. for the central heating system.

Outside is a very well looked-after garden and a big field full of maize and vegetables. There are a few olive and fruit trees and lots of well-tended grape vines. The land is flat and the fields are irrigated by sprinklers and pipes fed from the borehole.

At the far end of the land is a very large 2 storey outbuilding (19m x 12m). The ground level is currently used as a tractor / storage shed and chicken shed. Upstairs is a big sun terrace and a large open empty room which could be turned into extra accomodation, plus one other smaller room.

There is only one close neighbour on the opposite side of the road.

The property is completely walled and in a very tranquil and well situated spot.
